  • There are many variables that could effect a particular parcel subdivision. Please call the Division of Development Services at 757-890-3531 to ask and receive specific answers regarding the parcel in question.

  • A project can receive landscape credit units (LCU) two ways. The developer can either maintain the existing trees or plant new ones. Check the below chart for more information and LCU value. There are different LCU requirements depending on the area; for front yards it is 40 LCU /100ft, for side yards it is 10 LCU /100ft, for both building perimeter and parking lot it is 15 LCU /100ft.   • First, if no physical changes are proposed to the building or site (such as an addition, modification, or expansion of impervious cover) you must ensure that the proposed building is a permitted use in the zoning district in which the building is located.  Please visit the Table of Use document in our Code of Ordinances found here to determine uses. P=permitted use; S=permitted by Special Use Permit; Blank= not permitted; A= permitted by Administratively Issues Permit.  To determine what zoning district your building is located please use our property search database found here.

    After all of the zoning requirements have been met, you will need to apply for a business license through the Commissioner of Revenue.
