1. What are the fees associated with appeals/ modifications, site plans, subdivisions, and signs for York County?

2. Is my property subdividable?

There are many variables that could effect a particular parcel subdivision. Please call the Division of Development Services at 757-890-3531 to ask and receive specific answers regarding the parcel in question.

3. What are landscaping credits?

A project can receive landscape credit units (LCU) two ways. The developer can either maintain the existing trees or plant new ones. Check the below chart for more information and LCU value. There are different LCU requirements depending on the area; for front yards it is 40 LCU /100ft, for side yards it is 10 LCU /100ft, for both building perimeter and parking lot it is 15 LCU /100ft. 4. What are the most common zoning violations?

• Grass that is too tall
• Trash containers being left on the curb after pick-up times
• Inoperable vehicles parked on residential property
• Signs that are located in the right-of-way along public roadways
• Trash and debris on property

5. What is the time frame for reviewing a commercial site plan?

The Code of Virginia allows for 60 days for the review of site plans; however, if the pre-application process is utilized, then the review time is 15 business days. 6. If I want to open a new business in a building where an existing or previous business was located, what do I need to do in order to meet the zoning requirements?

First, if no physical changes are proposed to the building or site (such as an addition, modification, or expansion of impervious cover) you must ensure that the proposed building is a permitted use in the zoning district in which the building is located.  Please visit the Table of Use document in our Code of Ordinances found here to determine uses. P=permitted use; S=permitted by Special Use Permit; Blank= not permitted; A= permitted by Administratively Issues Permit.  To determine what zoning district your building is located please use our property search database found here.

After all of the zoning requirements have been met, you will need to apply for a business license through the Commissioner of Revenue.
